1. What is a complete home inspection?

After introductions, Ontario East Home Inspections will explain what will take place during the home inspection. The customer then signs the Portable Document Format file contract and the inspector will make an initial inspection of the property and grounds. The client or agent is now welcome to join the inspector during the in-depth inspection process.

The inspector will address all visible areas and all accessible items such as the roof, exterior, structure, electrical, heating, air conditioning, insulation, plumbing and interior.

Questions are encouraged during all aspects of the process. Ontario East Home Inspections will then generate a comprehensive report which is left with the client or agent on-site.

2. Why should I have my home inspected?

Information and education are vital components required to make an informed home purchase decision. The inspection report will provide a guideline for identifying items which may need immediate attention as well as highlighting areas that are in good standing.

3. How long will the home inspection take?

On average, Ontario East Home Inspections will require a two- to three-hour window depending on the home's size.

4. Should I attend the inspection?

Yes, we recommend that the evaluation be with the client in attendance so that questions can be raised and a visible representation of the query be identifed.

5. What is a defect and what is a severity rating?

Defects are identified then rated by the severity of the issue at hand. For example, once a fire hazard or a safety concern has been identified, the severity rating would be "Require Immediate Attention".

Whereas, a home which has an absence of eavestrough may have a recommendation of "Require Attention Shortly" for possible future concern.

Or just simply, "Maintenance Required" as would be the case with a dirty furnace filter.

6. Can we see some examples of defects which Ontario East Home Inspections has found?

There are guidelines in the report which will be left with you in regards to estimate repair pricing.

We accept cheques, money orders or cash.
